Tips for Hiring Orange County Commercial Roofers

commercial-roof-and-solarAre you preparing to re-roof your commercial or office building? A commercial roofing job can be quite similar to a residential one. But it can also be quite a bit more complex. The key to getting a great deal and good value on your new roof is to hire the right Orange County commercial roofers for the job.

Wondering exactly where to begin when it comes to hiring a commercial roofer? Here are our top X tips to get it done right:

1. Do your research

As with any major business purchase, you definitely need to start this one with plenty of research. Get online and start looking at what’s available in Orange County.

Don’t just look at contractors in the area, either. Do some research on the available materials and processes for your commercial roof. Just because your current roof uses certain materials doesn’t mean that you have to go with that same option this time around. Educate yourself a bit on what’s available for commercial roofs in your area.

2. Find a contractor who will educate you further

Some quick Googling will reveal some good information about the types of roofing materials that you could use for replacing your commercial roof. But you won’t be an expert on the topic after ten minutes online. So this is where your roofers in Orange County come in.

One of the top criteria for roofers for your project should be how willing they are to educate you about your options. Most roofers will offer a wide variety of materials and processes for commercial roofs. What you don’t want is a company that’s just going to try to sell you the most expensive option. What you do want is a salesperson who will educate you on the pros and cons of various roofing materials, helping you choose the right option for your business.

3. Get like-for-like quotes

A mistake that even experienced business owners make is not getting apples-to-apples comparisons when gathering contractors’ quotes. Not all contractors will offer the same services, so you’ll want to ensure you know exactly what each quote entails.

For instance, some Orange County commercial roofers will bring their own dumpsters to dispose of old roofing materials and other leftovers from the project. Others may expect you to deal with the dumpster and disposal on your own. This difference is likely material to the price each roofing company offers you - and to your own level of involvement in the project.

So be sure that when you do gather quotes, you have detailed lists of the services that the roofers will provide, and the products they’re planning to use. This will make it much easier to compare the roofing companies from the area and to choose the one that works best for your company.

4. Plan for inspections later

For the most part, you should have your roof inspected once or twice per year. Some Orange County commercial roofers will offer ongoing services as part of a package. Some will just let you book an inspection about a year out from your installation date so that you know your roof will stay in great condition.

As you’re checking out different roofing materials, this is a question to ask. Some types of roofs need inspected more often than others. And, like many other big purchases, your roof may be under warranty longer if you have it inspected regularly. Be sure that you thoroughly understand any of these qualifications as you decide what type of roof you want to install.

5. Look at certifications

You’ll definitely want to ensure that any roofer you hire to do your commercial project is certified in the state and county. These certifications ensure that a roofer has at least some basic understanding of how roofing works. While a certification isn’t necessarily a guarantee of excellent quality, it’s a start.

You’ll also want to be sure that the roofer in question uses certified roofing materials. You want to know where these materials are from, how long they’re meant to last, and what guarantees are involved with them. Unless a roofer is certified to install certain materials, the manufacturer’s warranty may be automatically void upon installation.

Hiring Orange County commercial roofers is a big business decision, and you definitely want to be sure that you make the right choice for this big-ticket item. So do your research, and don’t be afraid to ask questions of the roofing companies on your list. The company who can answer all your questions, gives you a great rate, and offers quality workmanship is the company you want to work with.

What do I do if I can't find a company's certifications and such? Is there some place I can call to get that information?

Here in Orange County or wherever in California, you can check out the Contractors State License Board. It'll let you search for a company by name or license number to ensure that the license is up-to-date. Other states are going to have their own licensing boards with similar options. If you can't find a company's license number or they aren't coming up by name, you can always do a little digging. Call them to get this information, but always verify it against a third-party to ensure it's correct!

Is it best to just get a package that includes future maintenance and stuff like that? Or should I buy that separately?

We love the way the commercial roofs you show here on the LukeRoofing.com web site look. We already have an estimate from another company. Will you look over it and give us your input and competitive estimate?
