Couldn't agree more with regards to the "Value Add" for home sale. We had our house on the market for 4 months and our agent had suggested replacing the roof due to many of the buyers asking about the discoloration of certain areas vs others. We had a professional roofer come out and gave us a competitive quote and got the job done and the house sold shortly thereafter for full price.
